The Interior
This elegant stone villa is finely furnished combining rustic and modern style.
The first floor, on the ground-level, is composed of a fully equipped kitchen with fridge-freezer, oven, microwave, dishwasher and a big fireplace, a living room with sofa bed for two people, TV and wooden dining table, a double bedroom and a bathroom with shower.
Outside there is a terrace equipped with tables and chairs, which is located near the kitchen, ideal as dining area. At guests’ disposal an outdoor barbecue.
The ground floor, which is accessible by an outdoor staircase, has 3 bedrooms:
– a double bedroom with en-suite bathroom with shower;
– a double bedroom with en-suite bathroom with shower;
– a bedroom with a double bed and a single bed and en-suite bathroom with shower.
Each of these bedrooms has a direct and independent access from the garden, with view on the pool.
Two of these bedrooms can be communicating each other through an inner door.
Each bedroom is provided with air-conditioning, TV, wardrobe and insect screens on windows.
Outside there is a porch with view on the garden and pool equipped with sofas, table and chairs.
The Outside
This villa is surrounded by a large garden and a small wood, deep in the greenery of the peaceful countryside of Le Marche region.
The heated pool, purified with salt, is equipped with Roman steps with whirlpool and an area with shallow water ideal for children.
In the garden there are also 2 jacuzzis: a jacuzzi with 5 seats, including 3 seats and 2 beds, and a further jacuzzi with 2 seats.
The large sunbathing area is equipped with loungers and parasols. It provides absolute privacy and relaxation and it's also ideal in spring and in autumn.
At guests' disposal a lovely porch overlooking the pool equipped with an infrared sauna, sofas, table and chairs.
The terrace on the upper floor level, located near the kitchen, is equipped with tables and chairs and it's ideal for dining outside and spending long summer evenings together.
There is also a ping-ping table and an outdoor children's play area with boardwalk and slide.

The rental price includes:
fully cleaned property equipped with linen and towels; pool towels; bathrobes for jacuzzi and sauna; utilities (electricity - water); final cleaning; Wi-Fi; air-conditioning; pets allowed on request (max. 3 pets a week); two hot tubs; heating of the pool; pool and garden maintenance.
The rental price does not include (to be paid upon arrival):
heating consumption; extra cleaning; extra linen change.

Position
This villa, renovated with care by its owners, is located in a panoramic position with view of the surrounding green and quiet valley, covered by olive tree groves and cultivated fields.
From here you can easily reach many places of interests of this area: Urbino, one of the most important centre of the Italian Renaissance and UNESCO heritage site, with the wonderful Ducal Palace and the birth house of the famous painter Raffaello; Fano, tourist place with many restaurants and bars which liven the summer evenings up; Pesaro, birthplace of the composer Rossini, where you can walk on the seafront and go shopping in the downtown streets; Senigallia, tourist attraction well-known for its 'Velvet Beach' and for the Rotonda a Mare (circular pier). In this area there are also many historic towns such as Gradara, Mondavio and Cordinaldo, where you can discover ancient fortress and medieval castles.
With about a 20 minutes car drive you can reach the beaches of Fano and Marotta, seaside resorts suitable for youngsters and families with pebble and fine sand beaches.
Not to be missed the suggestive Frasassi Caves, underground caves with stalactites and stalagmites, which are about an hour's car drive.
Nature lovers can also explore the hiking trails of the Nature Reserve of the Furlo Gorge, the Natural Park of Mountain San Bartolo, the Park of Conero and the Park Sasso Simone and Simoncello.

Wir durften eine Woche in diesem Paradis verbringen. Man hat die Möglichkeit hier eifach zu relaxen und […]zu geniessen.... :) Meiner Familie und mir hat es super mega gefallen. Der Besitzer Paolo hat uns sehr herzlich empfangen und alles gezeigt und erklärt! Die ganze Anlage mit Salzwasserpool wird mit Herz und Blut gepfelgt und auch das Haus innen ist einfach einmalig! Top modere Zimmer mit bester Ausstattung. Es fehlt wirklich an nichts und ist einfach ein Traum. Besser als auf den Bildern. ;) Meine Familie und Ich inkl. Hund werden auf jeden Fall wieder zurück kommen! Ancora grazie per tutto Paolo!
Der Aufenthalt in der Villa Anna war traumhaft! Der Pool ist auf einer Seite nicht so tief, sodass die Kinder […]toll darin spielen konnten, das Grundstück ist riesig und schattig und es gibt viele gemütliche Sitzgelegenheiten. Paolo war extrem unkompliziert und hat sich diskret um den Garten gekümmert. Die Umgebung hat uns gut gefallen, wir waren in vielen Restaurants die einzigen Touristen und haben wunderschöne, urige Ortschaften kennen gelernt. Wir mieten jeden Sommer ein Ferienhaus mit unseren Freunden - die Villa Anna hat uns bis jetzt am besten gefallen!
Wunderschönes sehr ruhig gelegenes Anwesen. Dennoch ist in unmittelbarer Nähe alles zu erreichen was man braucht. Das […]Haus ist sehr gut ausgestattet und es fehlt an nichts. Wir haben es genau wie auf den Bildern vorgefunden. Paolo, der Eigentümer ist im Hintergrund immer verfügbar aber wahrnehmlich nicht präsent. Die Lage des Objekts ist optimal um alle Sehenswürdigkeiten schnell und angenehm zu erreichen. Für uns und unsere Freunde war es ein traumhafter Urlaub und wir fahren sicher wieder hin.
